I am actually thinking of building or acquiring a three or four car garage say like a bankrupt mechanic shop and add in an apartment or two/three and a studio and rend out some of it or AirNB it. The mechanic's office I would make into an office and a home gym and maybe make a file cabinet room or network room. The only problem I see is insulation, which might be expensive, but the extra garage bay doors I would add a wall so one apartment with one garage bay. That should fetch a pretty penny while also being cheaper...

There are alot of tiny home dying videos some built on a trailer for only $9,000 to $10,000. All you need then is buy some land and move the tiny trailer home there and likely pay for plumbing to a well. Add in solar panels or specialized windmills for generating electricity. With the cheaply available solar panels and power generators, ie camping batteries, it is not that hard or expensive to start... the problem might be the gas you spend on driving into the city to work.
